Method. Sale and rent figures are rolling 12-month medians from Suburbtrends transaction aggregates, refreshed monthly. Inventory is months of stock: current for-sale listings divided by average monthly sales. Gross rental yield is the annualised median rent over the sale median. Tenure shares are drawn from the ABS Census (2021); the socio-economic ranking is the ABS SEIFA Index of Relative Socio-economic Advantage and Disadvantage (IRSAD) decile, where 10 is the most advantaged. Medians in thin markets can move on few sales — treat single-month shifts with caution.
